Painter and Decorator in Southend, Essex
Decorating houses, flats and conversions across Southend, Westcliff, Leigh-on-Sea, Thorpe Bay and Shoeburyness — including the awkward ones up two flights with nowhere to park.
The Flats Other Decorators Turn Down
A lot of Southend and Westcliff housing is Victorian and Edwardian properties split into flats, and decorating them is a different job to decorating a house. Everything comes up a shared staircase, the carpet in the communal hall is not yours to ruin, there is often nowhere to park within a hundred yards, and there are neighbours the other side of every wall.
None of that is a problem if it is planned for. Communal areas get protected on the way in and out, materials come up in manageable loads, and the noisy work happens at sensible hours rather than at eight on a Sunday morning.
Trusted Painters and Decorators in Southend
A small family team who will quote the job in front of them rather than the easiest version of it.
Family Business
Running since 1969 and still in the family. Call about a Southend job and you speak to Neil — the person quoting it and the person doing it.
Good With Awkward
Top-floor flats, narrow staircases, tight landings and restricted parking. We have worked in enough of them to price and plan the access honestly.
Considerate Neighbours
Shared areas left clean, doors not propped open all day and noisy work kept to reasonable hours. Your neighbours have to live there too.
What You Get on a Southend Job
Six things that matter more in a flat than they ever do in a house.
Preparation First
Filling, sanding, caulking and priming before any topcoat. Older conversions have moved a lot over the years and it shows in the walls.
Communal Areas Protected
Shared hallways, stairs and carpets covered on the route in. Nobody else in the building should know we were there.
Low-Odour Where It Matters
In a one-bedroom flat there is nowhere to escape the smell, so paint choice takes that into account rather than ignoring it.
Access Planned Up Front
Parking, permits, buzzer codes and lift or stair access agreed before the first day rather than worked out on the doorstep.
Written Quotes
A fixed figure covering labour and materials, given after seeing the flat — including the bit about carrying everything up.
Sharp Detailing
Clean cut-in lines around ceilings, skirting, frames and coving. In a small space, sloppy edges are impossible to miss.

Before & After: Crack Repairs
Cracks and surface damage are made good before painting starts, which is what gives a job a smooth, longer-lasting finish.
Communal stairwells take years of furniture being dragged up and down them, so they are usually the worst surfaces in the building. Filling, sanding and priming are carried out as standard rather than treated as an extra.
A Local Firm, Not a Faceless Company
Essex Decorating Solutions has been decorating homes and businesses across Essex since 1969. The trade has been passed down through the family, and the standards were passed down with it.
When you call about a job in Southend, you speak to Neil. When we arrive, it is the same small team every time, not a rotating crew of subcontractors. That is why so much of our work comes from repeat customers and recommendations between neighbours.
Southend Decorating FAQs
The questions we get asked most often about decorating work in Southend and the surrounding area.
Which parts of Southend do you cover?
All of it. Southend town centre, Southchurch, Westcliff-on-Sea, Chalkwell, Prittlewell, Thorpe Bay and Shoeburyness, plus Leigh-on-Sea, Eastwood, Rochford and Hadleigh. Give Neil a call with your postcode and he will confirm.
Can you work in a flat with no parking outside?
Yes, it is normal round here. We will sort out parking before the first day, whether that means a permit, a nearby bay or simply unloading and moving the van. It is worked out in advance rather than eating into the day.
Do you decorate communal hallways and stairwells?
We do, for freeholders, management companies and groups of residents sharing the cost. Stairwells need proper access equipment rather than balancing a ladder on a step, and hard-wearing finishes that survive furniture being carried up them.
Will the work disturb my neighbours?
We keep sanding and anything noisy to sensible hours, do not prop communal doors open all day, and clear the shared areas at the end of each visit. If your building has rules about working hours, tell us and we will work to them.
How much does it cost to have a room decorated?
It depends on the size of the room, the condition of the walls and woodwork, and how many coats are needed. Access matters too in a flat, so we come out, look at the job properly and give you a fixed written quote covering labour and materials. Quotes are free with no obligation.
Do you supply the paint and materials?
Yes, and the cost is included in your written quote. We use professional trade paints as standard. If you have already settled on particular colours or a specific brand, we are happy to work with those instead.
